DOCUMENTATION STAGE
Working Drawings, Engineering, Energy Efficiency, Certification, Specification’s and Building Permit’s.
With the Final Concept approved by you and whilst the D.A. is being processed by Council, (if applicable), we’ll commence Preliminary Architectural Plans, (Working Drawings), towards accurate detailing of your project. Liaising with the Engineer, structural elements are integrated into the design with the Prelim plans being assessed for Energy Efficiency and Certification by an engaged consultant and, whilst full detailing of the Working Drawings and Specification are finalised. If there are any outstanding issues raised by Council during assessment of the D.A., these will be resolved for inclusion in the final Architectural Plans.
The Working Drawings hone the design to align all elements towards submission of the Building Permit Application with Council.
Generally, once the Architectural, Structural Plans and Specification are finalised, (including Energy Report and Certification by the engaged Building Surveyor where applicable), three registered Builder’s are nominated to provide quotation’s for construction. We will facilitate Builder pricing by forwarding a ‘Builder Pack’, which will allow the nominated Builder’s to quote from the same project information.
With Builder quote’s returned and subject to the quote’s being aligned with your budget, you’ll meet with each Builder towards nominating your preferred Builder. Price will obviously come into your decision, but equally important is how you and the Builder relate to each other. Do you feel comfortable with them..? Can you work with them..?? As you’ll be signing a contract direct with the Builder for construction of the project, it’s vital that you feel like the Builder is approachable and that you can communicate easily with them. This decision may even override the lowest quote. The nominated Builder will then submit to the Council for the Building Permit.
Your investment in design2solution doesn’t stop once the Plans go to the nominated Builder. Once the Builder receive’s the Building Permit, a start date on-site is booked. We’ll then monitor construction, working with the Builder to answer question’s, clarify / confirm detailing, finishes etc., to ensure the detail as documented on the plans transfers to the build. And when the last roof beam goes in, there’s an optional ‘Topping Out’ ceremony to mark the occasion..!
