Design Stage
Concept Option’s, Final Concept. Budget & D.A.’s
Once a quote / paperwork is finalised and we’ve had an initial meeting with you to establish your ‘Design Brief’, we begin the Design Stage.
We’ll work closely with you developing one or more concept options that respond to the Site, (..and any existing building if an Alteration / Addition), towards a ‘Final Concept’. This will include research of your Site / Lot for applicable Planning policies, liaising with Council, checking location / availability of service’s such as power, sewerage and aligning the concept option’s to maximise orientation for solar gain, breeze patterns, shading, any views and, materials / finishes.
We will remain mindful of your budget during the design stage. It is part of our role to provide you with the design you desire within, on, or as close as possible to your budget. However, it’s important to appreciate that for a Builder to provide an accurate quotation for construction, they require fully detailed Architectural, Engineer / Structural Plans and Specification.
The Final Concept signals the culmination of the Design Stage. There may be some minor changes moving forward, but the Design Brief will have been addressed to your satisfaction and is marked at this point by you ‘signing off’ on the Final Concept. At Final Concept and depending on the nature of your project, prior to commencing the next stage there may be a requirement to submit to Council for a Development Application (D.A.).
Approval of the D.A. is formal notice from the Council that item’s such as setback’s, building heights, overlooking issues and material / finishes are acceptable.
The Development Application (D.A.) Approval is a green light to proceed with the next stage.
